DashInn collects every property's vendor invoices and night-audit reports by email, reads them, and tells the owner what changed — what a bill costs now, what work was done at the hotel, and what nobody thought to mention. It is built for owners of roughly 2 to 25 hotels who have no back office.

DashInn sits between your property management system and your accountant. It reads the reports your PMS already emails and the invoices your vendors already send, and turns them into decisions about money — without an integration, a chart of accounts, or a bookkeeper.

How it works

There is no integration to build and no software to install. Every step uses evidence you already receive.

Forward the invoices

Each hotel gets its own inbound address. Set one forwarding rule in the inbox that already receives vendor mail, or give the address to vendors so they bill DashInn directly. You can also upload a PDF, photograph a bill, or dictate one to Siri.

Add DashInn to the night-audit email

Your PMS already emails a scheduled night audit. Add the hotel's DashInn audit address to that list and daily revenue, rooms sold, occupancy, ADR and RevPAR start arriving on their own. It works by email, so there is no API to request and no credentials to hand over.

Read the dashboard, not the mailbox

Every property's invoices land in one place, marked paid or unpaid, with what is overdue worked out at the moment you look. The AI fills the blanks; anything you type stays exactly as you typed it, permanently.

Reads every invoice

Vendor, amount, currency, invoice and due dates, invoice number, expense category, service period, and a short description of what the work was for. Every field records where it came from, so you can see at a glance which figures you confirmed and which the AI read.

One expense ledger across the portfolio

A 29-category hotel expense taxonomy, grouped by property and currency, with each currency totalled on its own. Correct a categorisation once and that vendor keeps it from then on.

Finds the bills that repeat

Recurring costs are inferred from your own invoice history — you confirm the cadence rather than maintaining a register. Duplicate and overlapping billing is flagged for you to decide on, and every exclusion is reversible.

Turns a price rise into a negotiation

When a confirmed fixed cost goes up materially, DashInn shows the vendor's twelve-month history, when the price actually moved, the lowest price you demonstrably paid, and comparable spend at your other hotels — with a plain-text brief you can read to the vendor.

Says when an expected bill has not arrived

A per-property checklist of the bills each hotel expects, matched automatically against arriving invoices by vendor, currency and date. It works from the first month, before any vendor has billed twice.

Surfaces the work nobody mentions

A PTAC compressor, a roof repair, a health inspection, a washing machine — one-off work and unusually large bills for that hotel, from day one. It leads with what you have not heard about; the standing bills you already expect stay out of the way.

Reads the night audit

Daily revenue, rooms sold and available, occupancy, ADR and RevPAR, plus month-to-date and year-over-year comparison as your PMS reported them. ChoiceADVANTAGE and HotelKey layouts are read today.

Shows who owes the hotel

Direct-bill account balances from the aging report, oldest debt first: the companies, groups and agencies worth a phone call this week.

Owners and general managers, separately

An owner sees every hotel in the group. A general manager is invited to one hotel and sees that hotel's invoices and expected bills, while ownership, billing and the PMS side stay with the owner.

Exports you can hand to an accountant

A sectioned PDF report and CSV files by category, vendor, month or property. Every figure is computed once, so each output tells the same story.

Your PMS runs the hotel

Check-in, room assignment, reservations, housekeeping and key cards stay where they are. DashInn is a recipient of the night audit your property management system already produces, and works with any PMS for invoices because that side never touches it.

Your accountant keeps the books

The general ledger, bank reconciliation and the payment run belong to accounting software and to your accountant. DashInn works in front of them, on the evidence as it arrives: marking a bill paid here is a note to yourself, and the exports are built to hand over at close.

Payroll and rates stay specialist

Payroll, scheduling, rate strategy and channel management are their own trades with their own tools. DashInn reports what the hotel spent and what the PMS recorded, and leaves those decisions to the people and systems that make them.

Guest detail stays in the PMS

DashInn keeps the aggregate financial and room facts an owner needs. Guest names and folio-level rows stay in the system that has a reason to hold them.

How your data is handled

Mail comes to us, not from your inbox

Every hotel gets an address that DashInn owns. You forward to it, or hand it to your vendors. Your mailbox stays entirely yours — there is no Google or Outlook connection, and so no mailbox token that could be stolen.

A recipient, not a login

For the night audit, DashInn is simply another address on a report your PMS already sends. Your property management system keeps its own credentials.

Each owner's data is isolated at the database

Separation is enforced by the database itself rather than by application code, so one customer's rows cannot be reached from another's session.

Documents stay private

Invoices and report pages live in private storage and open through short-lived signed links. Of a night-audit bundle, DashInn keeps only the one aggregate page a figure came from.

Is DashInn a property management system (PMS)?
No — DashInn works alongside one. Your PMS keeps running the hotel: check-in, rooms, reservations and housekeeping. DashInn reads the night-audit report it already emails, along with your vendor invoices, and reports to the owner what the portfolio spent and what changed.
Does DashInn replace my accountant or accounting software?
No — it works in front of them. The general ledger, bank reconciliation and the payment run stay with your accounting software and your accountant. DashInn tells an owner what a bill costs and what changed while there is still time to act, and exports the evidence to hand over at close.
Which property management systems does DashInn work with?
DashInn reads scheduled night-audit reports from ChoiceADVANTAGE and HotelKey today, and it reads them from email rather than through an integration — so no API access, credentials or vendor approval is needed. Invoice management works with any PMS, because it does not involve the PMS at all.
Do I need an integration or an IT project to start?
Setting up a hotel takes two steps: one forwarding rule in the inbox that already receives its vendor mail, and one address added to the PMS report schedule. Everything runs in the browser, so there is nothing to install.
How do invoices reach DashInn?
Every property gets its own unguessable inbound email address. You can forward invoices to it, or give it to vendors so they bill DashInn directly. You can also upload a PDF, photograph a paper bill, or dictate one through an iOS Shortcut.
Does DashInn read my email inbox?
No. DashInn receives only the mail sent to the addresses it owns, so your mailbox stays yours: there is no Gmail or Outlook connection, and no token that could read one.
